Feburary 2015 Zip Code Report



Great numbers are in again for February 2015 home sales in the Wilmington, North Carolina and surrounding areas. Of the 11 primary zip codes being all of Wilmington, Leland, Hampstead, Carolina Beach, Kure Beach and Wrightsville Beach only 3 had less sales than Feburary 2014. The zip codes that had increases in sales in February 2015 over 2014 were: 28401 (16), 28403 (23), 28405 (34), 28409 (47), 28411 (51), 28412 (59), 28451 (39) and 28428 (22). Wrightsville Beach (28480) had 5 home sales in Feb 2015 which was down slightly from 9 sales in Feb 2014. Hampstead only has one less sale in Feb 2015 (34) compared to 2014 (35). Kure Beach also had 4 sales in Feb 2015 compared to 6 in Feb 2014. Overall, February 2015 was a great month for sales in our region.


The lowest home sale last month was $29,900 in downtown (1013 S 6th Street Wilmington, NC 28401). It was a 1255 square foot 3 bedroom, 2 bath home on .13 acre that was built in 1922. It was a foreclosure sale and sold for $23.82 per square foot. It was on the market for 42 days.


The highest home sale last month sold for $1,250,000 at the beach (530 Waynick Boulevard Wrightsville Beach 28480). It was a 3786 square foot 4 bedroom, 5 bathroom home on .22 acre that was built in 1926. It has multiple boat slips and deeded water rights on Banks Channel. This house sold for $330.16 per square foot. It was on the market for 310 days.


It is interesting that these homes (the highest price home sold and the lowest home sold)  were built 4 years apart however; what a testament to location! Sure, the homes were different square footage but the ages of the structures were very close to one another.


Keep location in mind when you are considering a new home purchase. What will your new home offer that others don't? Amount of land? Water rights? Luxury features? Uniqueness?  Walkability to shopping? This is the most important item to pay attention to above everything else. Location, Location, Location!
